Several of our clients have only one rental property. We support these property owners by relieving them from the daily hassles, stress, and interruptions that single property management presents. Property management can be convenient in several cases, for example, if you have been unable to sell your property, had to relocate, inherited a property, or acquired a property. Many people in these situations tend to begin by self-managing their property, however eventually turn to Beukendael Beheer in order to save time and avoid the stress and hassle. Whatever your situation, our experienced property managers make it their goal to manage your property well, making owning extra properties as carefree and easy as possible for you!

Property Management
Property management entails, amongst others:
- Rent collection, including the rent increase in accordance with the index of CBS figures;
- Advice/interference concerning municipal taxes (municipal taxes, logging permit etc.);
- Connections with utility services such as Eneco, Nuon or Duinwaterbedrijf (gas, electricity, and water respectively);
- Payment of bills and expenses related to the property;
- Maintenance and coordination of contractor quotes regarding repairs (both large and small)
- Interference regarding insurance company claims and home owners’ associations;
- Close contact with real estate agents.
Condition report (for check-in and check-out)
Prior to the start date of the tenancy agreement, Beukendael Beheer will draw up a report on the condition of your property. This very detailed report is unique in the market and consists of, amongst other things, various detailed photos and important information regarding your property. This is done to ensure that your property remains in optimal shape during your absence.
This report includes detailed information per room/space concerning:
- kitchen and all appliances (including serial numbers)
- bathroom and sanitary amenities
- plastering
- painting
- lighting
- carpeting, curtains, etc.
New tenants will be checked-in using this list and subsequently checked-out using this same list as a reference at the end of a rental period. In the case of a fully furnished house, an inventory list can be drawn up by the owner. This list will be added to the condition report and given to the tenant.
Contact with tenant
A good relationship is essential for a successful collaboration and a pleasant rental period. We maintain contact with the tenant regarding all property maintenance issues. We take care of all of the repairs, small or large, as well as the annual rent increase.
Contact with owner
Beukendael Beheer takes care of all rental and financial administration, deposit collection, rent, and expenses due to repairs and/or property maintenance. Rent is transferred on a monthly basis to the owner’s given bank account. Every month, a financial report is drawn up on which all overall costs such as rent, maintenance costs, and management fees are explicitly noted. Beukendael Beheer works only with the finest team of preferred vendors with which we have built durable relationships over the course of the past 18 years. Taking care of any type of repair necessary is part of our job. We can also coordinate any renovation work that is required or desired.
Maintenance
We have an extensive network of professionals in various fields. They work efficiently and effectively, and at a competitive price. We will take care of all repairs required. If major repairs are necessary, we will contact the owner to discuss the possibilities before any repairs are performed. You will receive an estimate with regard to the maintenance work necessary, which you must approve before any repairs are carried out.
Rental rules
Upon leasing your property there are a number of issues that you will need to deal with, such as finding a broker who is familiar with the expat market in order to find a reliable tenant, as well as drafting a solid rental contract. It is also of importance to be up-to-date regarding current tax matters, as these have a tendency to change occasionally.
If you would like to rent your property by means of “Leegstandswet” (a law that allows property owners who would like to sell their property to rent it until it is sold), bear in mind that you must acquire a permit from the municipality, as well as permission from your bank if you have a mortgage.
Expats are generally reliable tenants with stable incomes. They work in the Netherlands for a temporary time period and are either deployed by a company located in their country of origin, or have been hired by a Dutch company. Due to the temporary nature of their stay in the Netherlands, they are often looking for a property that they can rent for a certain time period. After this time period, their property is available either for personal use or for a new tenant and rental period. Expats seek to rent properties within the private sector; these properties do not receive subsidies and are not subject to rent control provisions.
